They say that moving home can be one of the most stressful things in life, and they’re not wrong. But, luckily, Portico is on hand to make that process as seamless as possible.
We caught up with lettings manager Remy Kaspa to find out more about the local property scene, advice for first-time buyers, and what he loves most about Wandsworth.
Hey, Remy! What’s the story behind Portico?
Portico is a London-rooted estate and lettings agency that began life way back in 1818 as Edmund Cude. It stayed in family hands for two centuries before joining the Leaders Romans Group (LRG) in 2021, gaining access to a broader portfolio of services while keeping that friendly, consultative vibe. The Wandsworth office joined Leaders Romans group as an acquisition in 2023 previously being an independent agent, but it has very much kept its character since joining.
What makes Portico different from other estate and lettings agents in the area?
Portico stands out for being friendly, approachable, and truly helpful people, with a strong emphasis on long-term client relationships delightfully backed by deep local insight and training. On top of the usual buying and letting services, we offer a full suite of extras like mortgage and insurance advice, property investment guidance, surveys, and conveyancing, all from one place, making the whole process smoother and more efficient.
How has the local property market changed in recent years?
If you look back 10 years or so, parts of Wandsworth felt a bit rough around the edges compared to the more polished spots like Fulham and Chelsea. But fast-forward to now and it’s a completely different story. The area’s really grown into itself you’ve got great cafés, restaurants, schools, green spaces, and transport links that have made it super attractive. It’s become one of those go-to places for professional sharers who want a buzzy London lifestyle, and for young families who want a bit more space without losing that community feel. Demand’s definitely shot up as people realise what a gem it is.
What types of properties are in demand right now?
Right now, 1–2 bedroom riverside flats close to transport links and shops are hot tickets especially for commuters or sharers. Families are also gravitating toward well-kept Victorian/Edwardian homes near Wandsworth Common or good schools. The pull of green space and local life is strong.
How does Portico support local landlords, too?
Portico offers three landlord service levels: Let Only, Rent Collection, and Fully Managed, so landlords pick what fits their needs. We also have in-house Handyman team across London, which help with repairs, installations, and upkeep making maintenance much slicker and more local.
What advice would you give to first-time buyers looking to move to the area?
Start by exploring shared ownership schemes a great way to get a foot in the door. Be ready to move quickly when you find something you love, especially in areas like Wandsworth Town. And lean on expert advice, Portico offers helpful guides on how to get on the property ladder and securing your dream home.
Do you think Wandsworth is a strong property investment area?
Absolutely. Solid capital growth and steady rental demand is a perfect recipe for smart investment. With high demand in both buy-to-let and owner-occupied markets, especially around transport hubs and popular neighbourhoods, Wandsworth remains an investor favourite.
What are the biggest challenges of buying and selling in London?
Property buying chains can drag, and mortgage timelines or survey issues can stall deals. The market is also very competitive, and properties priced right and in good condition tend to sell fastest.
What’s your favourite thing about Wandsworth?
Honestly, it’s the perfect blend: beautiful period streets, lovely parks like St George’s Park, riverside walks, the Southside shopping centre, some genuinely great pubs, and a real sense of community. It feels relaxed yet totally convenient for London life.
